5-Year Sprinkler Inspections
When you own a property protected by fire sprinklers, you should expect them to always work properly – in case they are ever needed for emergencies.
However, if your fire sprinkler system has not received proper maintenance and care while it stays idle, waiting for action, there is a good chance it may not function properly or at all.
This is why the 5-year sprinkler inspection is so important.

What Is the 5-Year Sprinkler Inspection?
The 5-year fire sprinkler inspection is an NFPA-mandated inspection examining the insides of your fire sprinklers’ piping. This inspection must be carried out at least every five years.
What’s the Purpose?
The purpose of the fire sprinkler inspection is to ensure there are no blockages in the piping that would hinder the flow of water through the piping – when needed in the event of a fire.
What Does It Identify?
The fire sprinkler inspection will be able to identify various internal obstructions or issues developing within the piping, including:
- MIC (microbiologically influenced corrosion)
- Rust
- Slime
- Other foreign organic/inorganic materials
What Does It Entail?
The fire sprinkler inspections will first include an initial assessment, which will involve opening the flushing connection at one of the main ends and removing a sprinkler tower from one end of a branch line.
If foreign organic or inorganic material is found to be obstructing the pipes, then obstruction investigation will begin.
The obstruction investigation will take place at these four points in the fire sprinkler system:
- System valve
- Riser
- Cross main
- Branch line
If any obstructions are found, then a complete flushing process will be conducted to remove all foreign materials from the pipes.
Why Are 5-Year Fire Sprinkler Inspections Important?
Even in newer fire sprinkler systems, sludge and build up can occur very quickly.
When these obstructions develop, they can immediately prevent the flow of water through your sprinklers in the event of a fire. Keeping your fire sprinkler system up to code means adhering to the 5-year internal inspection. It ensures that your property, employees, and customers are safe.
